Complete Renovation And Upgrading

This 1947 bungalow with a water view had a lot of character but was neglected for many years. Our project included a complete renovation inside and out. Not just a cosmetic overhaul, but a complete structural upgrade. We went back to the studs of this charming home and literally started again.

The Plan

The previous home owner had smoked in the house. All drywall and flooring needed to be removed and replaced in order to get rid of the smell and toxins. After opening up the space by eliminating the narrow out of date room dividers, we designed a new modernized floor plan, which allowed a better traffic flow and took advantage of the expanded floor space. We took a tired two bedroom, one bathroom house and redesigned it into a beautifully updated three bedroom, three full bathroom room home. 

Interior

This was no small job since plumbing, electrical and a supporting wall also needed to be replaced. This project consisted of new electrical installations,  including pot lights, engineered hardwood floors, heated tiled bathrooms using the schluter systems and a complete custom kitchen installed. 

A new gas fireplace with natural stone and custom built-in book shelves on either side. Brand new siding, insulation, doors, windows and a large sliding door into the back yard were also added to give this home a new fresh look. Stairs were relocated out of the kitchen to add room and expand the area to accomadate an island. 

Under the existing car port we excavated and an added “Dura foundation walls” for the new addition onto the house. This allowed the side entrance from the car port to have a new mud room and stair well into the basement. The third bedroom and bathroom were retro fitted into the new finished basement. This changed the functionality of the home immensely. 

Exterior

The entire foundation of the home was excavated to footings. The foundation walls were tarred and wrapped with delta dimpled membrane. Big “O” pipe was installed around the footings to the new sump pump in the basement to ensure it would stay dry. 

New landscaping and grass completed the project with proper grading away from the home. New interlocking driveway, and front and rear patio stones were also installed.

 This created a functioning area for a new gazebo, bar, and hot tub area . A second large patio holds a BBQ and entertaining area with built in gas hook up for a fire table. Large spruce trees were planted for privacy with a new fence around the entire perimeter of home. 

This home now rivals the brand new builds with the character and charm of the old neighbourhoods.
